Website Data Collection Practices

• Information Automatically Collected

When you visit our website, we may automatically collect certain information, such as your IP address, device ID, browser type and operating system, the domain from which you came from, the page you are viewing, and the date and time of your visit. We use IP addresses, for example, to calculate website usage levels, help diagnose problems with servers and administer and maintain the website. We also use this automatically collected information for other operational purposes, such as investigating security incidents, running analytics to understand usage, and for compliance with security standards. We do not use this information to identify any particular consumer or household.

• Google Analytics

We use a tool called “Google Analytics” to collect information about use of this website, including IP address, the general geographic location of your device, language, the domain from which you came, and browser type. Google Analytics uses cookies and similar technologies to collect information, such as how often users visit this website, what pages they visit when they do so, and what other websites they used prior to coming to our website. We use the information we get from Google Analytics to understand how our website is used and make improvements. We do not combine the information collected using Google Analytics with personal information you provide to us through this website or other means. For information on how Google Analytics uses data and how to control information sent to Google, visit https://policies.google.com/technologies/partner-sites.

• Cookies

AmRent uses session and persistent cookies to collect website usage data and improve our website and services, as well as your experience with our website. Cookies are small text files that a web server places on your computer or device when your browser accesses a website. Cookies store certain data specific to that website, so this information is available to us later when the same browser returns to our website. Some cookies are necessary to ensure our website functions properly and others enable us to deliver an individualized online experience.

A session cookie enables certain features of a website, like browsing through different pages on our website without having to log into each page. A persistent cookie stays on your browser until you delete it manually or your browser deletes it based on the duration period contained in the file of the persistent cookie. AmRent uses a persistent cookie to remember you as part of an optional “Remember this device” feature. Your participation in this feature is under your control.

Cookies may be further classified as first party and third-party cookies and as strictly necessary, performance, functional, and targeting cookies. Strictly necessary cookies are necessary for our website to function, allowing you to perform actions like setting privacy preferences, logging in, or completing forms. Performance cookies allow us to understand quantitative data related to our website visitors, including traffic sources, volume, and the ways in which visitors navigate our site. Functional cookies help us to provide a better experience for website visitors by allowing enhanced functionality and personalization. We do not use targeting cookies on our website.

Most web browsers give you a choice to modify your browser settings to decline some or all cookies. If you have opted to not accept any cookies, certain features of our website may not be accessible to you.

• Choice, Online Tracking, and Global Privacy Control

Except as noted above, AmRent does not track your online activities over time or across third party websites. Other third parties may be conducting online tracking on our website. To learn more about the choices you have regarding online tracking, please visit these websites:

Some browsers transmit "do not track" signals to the websites and other online services with which a user communicates. Some browsers may also offer a Global Privacy Control (GPC) signal that conveys a person's request to websites they visit to not sell or share their personal information with third parties for cross-context behavioral advertising. We do not use, sell, or share information about your online activities for such personalized advertising, so we do not act in response to Global Privacy Control signals.

You may be able to access third-party sites by clicking links on our website. We are not responsible for the privacy policies or practices of any third-party websites, and if you visit those websites, we encourage you to review their respective privacy policies.

Other Data Collection and Processing Practices

How We Obtain Personal Information

In the course of our business, our customers provide personal information to us to obtain our services, as allowed by applicable credit reporting and data privacy laws.

AmRent resells consumer reports. When acting as a reseller, AmRent does not maintain its own database of personal information from which new reports are created. Instead, we obtain credit, criminal record and eviction information from third-party sources and deliver this information to our customers.

You may also provide us with your personal information when you contact our Consumer Assistance Team by telephone or mail or through other channels. We also process personal information when contacted by consumers to authenticate and assist consumers regarding their consumer reports. If you contact us by telephone, we may record and transcribe our conversations with you and use automated technologies to generate notes of the call to help us ensure a quality consumer assistance experience. We may engage service providers to process this information on our behalf. These providers are contractually required to use the data only to provide these services to us.

How We Use Personal Information

In addition to obtaining and providing consumer reports to our customers, AmRent uses personal information to support other business functions, such as maintaining data integrity and accuracy and for fraud prevention, information security, legal support, and statistical analysis.

Disclosure of Personal Information to Third Parties

Information that AmRent receives from customers or data vendors may be sent to our affiliates, subcontractors, or technology and data vendors that assist us in providing services.

AmRent sells consumer report information to its customers who have a permissible purpose under applicable credit reporting and data privacy laws to access this information.

Disclosure of Personal Information for Legal and Safety Reasons

AmRent may be required to disclose personal information to the court law enforcement agencies, government agencies, regulators, or similar entities. We may disclose information as required by law, litigation, or as a matter of national security to comply with valid legal processes including subpoenas, court orders or search warrants, and as otherwise authorized by law. We may also need to disclose personal information in the event of an emergency that threatens an individual's life, health, or security.

Accuracy of Consumer Reports

AmRent follows reasonable procedures to ensure the accuracy of information in consumer reports, as required under Section 607(b) of the Fair Credit Reporting Act.

Consumer Access and Correction Rights

Consumers can contact us to request a copy of the consumer report we previously provided to an AmRent customer. To protect the privacy of consumers, we require that consumers provide proper identification prior to disclosing consumer report information. Under Section 611 of the Fair Credit Reporting, a consumer has the right to dispute inaccurate or incomplete information in a consumer report. For criminal record disputes, AmRent will investigate the dispute and provide the results to the consumer.

If the disputed information was provided by another consumer reporting agency, we review the dispute to determine whether the inaccuracy is a result of AmRent’s report or a result of the information from the consumer reporting agencies. If the inaccuracy stems from AmRent’s report, we will correct or delete the inaccurate information. If the inaccuracy comes from information provided by consumer reporting agencies, AmRent will convey the dispute to those consumer reporting agencies for further investigation. When the consumer reporting agency notifies AmRent of the results of their investigation, we will convey the information to the consumer.

Information Sharing and Disclosure

AmRent does not intend to share your personal information with third parties, except as described above. However, we may disclose your information in the following scenarios:

• When required by law, subpoena, or other legal process or enforceable governmental request or when necessary to protect our rights.
• When necessary to investigate, take action, or prevent suspected or actual illegal activities, fraud, or potential threats to safety or personal physical safety.
• If our company or our assets are acquired or purchased by another company, that company will assume responsibility for the information collected through the website.

AmRent does not sell personal information to third parties for marketing purposes, and for that reason, cannot process requests to opt-out of the sale of personal information.

Security Measures to Protect Personal Information

The security of personal information is important to us. We have adopted security measures to protect the confidentiality of the personal information we collect and maintain about consumers. We prohibit the unlawful disclosure of personal information and have implemented controls to ensure that access to personal information is limited to those employees, affiliates, and third parties who need to know such information to provide the services that our customers or consumers have requested or to support our business functions. We maintain an information security program that contains administrative, technical, and physical safeguards designed to protect the security and confidentiality of personal information from unauthorized disclosure in accordance with applicable credit reporting and data privacy laws and industry standards. Our security program is designed to: (1) ensure the security and confidentiality of personal information, (2) protect against anticipated threats or hazards to the security or integrity of the information, and (3) protect against unauthorized access, alteration, and unlawful disclosure of the information.

Retention of Data and Disposal of Personal Information

We retain personal information for as long as necessary for business purposes, to provide services to our customers, or as requested by our customers. At the end of the applicable retention lifecycle, personal information is destroyed or otherwise rendered inaccessible. We take reasonable measures to protect against unauthorized access to or use of consumer information in the disposal of such information.

Children's Privacy

Our website is not directed at children under the age of 13. We do not knowingly collect personal information on this website from children under the age of 13. If you are a parent or guardian and believe your child has provided us with personal information without your consent, please contact us as noted below.

International Privacy

This Privacy Notice describes how AmRent collects, uses, and shares personal information about individuals in the United States and its territories. Our website and this Privacy Notice are not directed at residents of countries other than the United States and its territories. As such, we are unable to process requests from consumers to exercise their data access, deletion, or other rights under the European Union’s General Data Protection Regulation (GDPR) or other international privacy laws.

• Personal Information Disclosure: United States or Overseas

AmRent does not transfer personal information about you to third parties outside the United States or its territories.

• Privacy Practices

AmRent's policies and procedures for preparing and processing of investigative consumer reports are designed to comply with the requirements of the California Investigative Consumer Reporting Agencies Act (Cal. Civ. Code § 1786 et seq.) and the federal Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.). AmRent, for example, maintains policies and procedures designed to limit the purposes for, and circumstances under which, we furnish investigative consumer reports. Note Regarding State Consumer Privacy Laws

Certain state laws, such as the California Consumer Privacy Act, may provide residents of those states with access, deletion, correction, and other rights regarding their personal information processed by certain businesses. These state laws also recognize that other federal laws, such as the Fair Credit Reporting Act and Gramm-Leach-Bliley Act, provide similar consumer protections and exempt consumer reporting agencies, such as AmRent, that are subject to these federal laws.

If you have submitted an application to rent a property to a landlord or property management company (your data controller) that has used our services to assist them in reviewing your application, you should submit any request to access, delete, or correct your personal information collected by your data controller to them. If you submit your request to us, we may deny the request. Please refer to our Consumer Assistance page at https://www.amrent.com/consumer_assistance.html for more information about your rights under the Fair Credit Reporting Act and other assistance options.
